Common Parapet Repair Problems
As a home owner, unfortunately we are faced with parapet separation from the roof-wall flashing, which creates a leak. Other times we’re faced with cracks that are larger than an eighth of an inch, which will eventually fill with water and freeze, breaking apart and exposing the underlayment. Here’s an example of some common parapet problems:
1/8th inch (slight fracture): These are the smallest cracks, anything under 1/8th of an inch. They are the quickest to fix, and the least expensive. By fixing these, you are being proactive with your stucco care.
Moderate: These cracks are 1/8th of an inch to a half inch, these are a more extensive repair. We have to V-channel them out, refill them with base material, and then reapply the color coat to the affected area.
Severe: These cracks are half an inch or greater, or “spalding”, which means that the stucco is falling apart. These cracks require a complete rebuild, and can be very expensive to repair, depending on the level of damage.
Parapet Separation: Parapet separation can happen when the roof wall flashing, due to its age, separates from the top of the parapet, creating a void in the stucco. At this point, we’re faced with moving roofing material, lathing, base coat, and then color coat to complete this repair.
